Compton Pool Farm Access Statement

 

Introduction

Compton Pool Farm is a 14 acre holding, formerly a working farm. The farm buildings have been converted into holiday cottages. Timber buildings have been added to create a games barn, indoor pool and additional cottage.

There are 5 lakes set amongst a wooded copse. The site is located at the bottom of a valley and is partly sloping, particularly at the rear of the cottages.

 

Pre-arrival

The Compton Pool website is very comprehensive with many photos of the site, cottages and facilities.

Reservations are normally made online on our website or by phone.

Confirmations are made by email or if preferred by letter.

Maps, directions and check-in details are included on the welcome letter/email issued when final payment is made.

Details of pre-arrival shopping services and local pub reservations are also included on the welcome email/letter.

Guests arriving by train or bus should travel to Newton Abbot. Taxis are available at both locations and journey time is approx. 15 minutes from Compton Pool Farm.

 

Car Parking

The main car park serves all cottages other than the Farmhouse. The surface is compacted gravel, is very slightly sloping and is suitable for wheelchairs and buggies.

It is not possible for cars to park close to cottages, but trolleys and a sack truck are provided for guests use to transfer luggage to cottages which vary from 10 metres to 80 metres distance from the car park. There is a paved walkway from the car park to all cottages other than Crazy Well and Ambrook, which are accessed through the courtyard which is a mixture of loose gravel and cobbles. The walkway is moderately sloping for access to the cottages, but is accessible for wheelchairs and buggies.

There is a gate from the car park to the walkway with a hasp & staple latch approx 90cm. from the ground. See Farmhouse details for parking specific to this cottage.

 

Reception

Reception is accessed from the car park via a loose gravel walkway and sloping paved walkway to the door. The reception is open for check-in between 4pm and 7pm. Special arrangements for check-in outside these hours can be arranged by phone or email.

Reception can be accessed by key code entry (number supplied in information pack) which is 135cm. from the ground.

 

External lighting

All external areas are lit from dusk until 11.30pm. The car park and courtyard areas are well lit, the rear walkway uses led lighting and provides only minimal lighting to the rear paved walkway.

Each cottage has external lighting at all entrance doors which can be managed by the occupants.

 

Communal facilities

Swimming Pool

Access to the pool is by a concrete paved walkway and key access through a standard width door. Double swing doors provide access from the lobby to the pool hall. The pool has a shallow end (1m deep) and can be entered by 5 steps (standard height) There are grip rails on both sides of the steps. There is level access to toilets and changing rooms. The toilets are standard specification and door handles are 1.25m. from the ground. There is an open communal shower area adjacent to the pool.

 

Games Barn

The timber barn is accessible from the orchard and is situated approx 60m from the rear of the cottages across a sloping lawn. Standard door entry.

 

Tennis court

The tennis court is accessible by a sloping concrete pathway and loose gravel. The entrance gate is standard width.

 

Lake fishing

The lakes are located from 100 to 200m from the cottages. Access is by sloping concrete path and level grassed area either through a 5 barred gate or over a stile.

 

Play area

The play area is located at the rear of the cottages and is on a sloping grassed area.

 

Cottage details

There are detailed floor plans available to view on our website and in our brochure.

All cottages have standard height kitchens and normally fitted bathrooms. All bathrooms have standard baths with showers over unless otherwise stated. En-suite shower rooms have 15cm steps up to the shower trays through doors not less than 80cm wide.

Reference to ‘standard door entry’ assumes a 5cm. high threshold plate and door width of not less than 70cm. All steps are not more than 25cm high unless otherwise stated. All light switches are standard height (approx 1.2m from the floor).

Duvets and pillows provided are goose down, but we will supply hypoallergenic alternatives on request.

 

Farmhouse

The Farmhouse has its’ own parking area situated approx 50m from the entrance. Entrance is via a 5 barred gate and across cobbles and loose gravel on a slight slope.

Standard door entry.

The main living area, kitchen and utility is on one level. The second sitting room is down 1 step. There are 2 staircases with standard steps.

All bedrooms and bathrooms are on the first floor. There is a ground floor cloakroom.

Access to the conservatory is level from the open plan sitting room, there is a large threshold to the paved dining terrace and 4 steps down from the terrace to the lawned garden.

 

Ambrook

The front door is accessible from the cobbled and paved courtyard which is slightly sloping. Standard door entry.

The rear access is via sloping paved walkway and down 10 steps to the rear lobby or by level entry from the top of the walkway to the master bedroom.

The kitchen / dining room is level from the front door, there is 1 step down from the kitchen to the living room. There is level access from the kitchen to a cloakroom. All bedrooms and bathrooms are on the first floor. The outdoor terrace can be accessed on the level from the master bedroom or by 10 steps from the rear lobby.

Arch

The front door is accessible from the cobbled and paved courtyard which is slightly sloping. Standard door entry.

The cottage is split level the rear door to the terrace is up 8 steps from the kitchen. A further 5 steps gives access to the bedrooms and bathroom. There is no ground floor cloakroom. The terrace is also split level with 2 steps between the 2 levels.

 

Wray and Redlake

The front door is accessible from the cobbled and paved courtyard which is slightly sloping. Door entry (standard width) is up a 10cm step. There is rear access via 1.2m wide French windows with a 12cm step into the open plan living area from the level patio garden which is fully paved. There is 1 low step from the paved walkway into the garden. The living area is level with stairs to the first floor bedrooms and bathrooms. There is no ground floor cloakroom.

 

Kester

The front door is accessible from the cobbled and paved courtyard which is slightly sloping. Door entry (standard width) is up two 14cm steps. There is rear access via 1.2m wide French windows with a 12cm step into the open plan living area from the level patio garden which is fully paved. There are 2 steps from the paved walkway into the garden. The living area is level with stairs to the first floor bedrooms and bathroom. There is no ground floor cloakroom.

 

Bidwell

The front door is accessible from the cobbled and paved courtyard which is level. Door entry (standard width) is level over a threshold (6cm). There is rear access via 1.2m wide French windows with a 10cm step into the open plan living area from the level patio garden which is fully paved. There is level access from the paved walkway into the garden. The living area is level with 2 steps down to the 2 ground floor bedrooms and bathroom. The master double bedroom and en-suite shower room are also accessed from this level via 12 stairs.

 

Bow

The front door is accessible from the level paved walkway via a low (5cm.) step. The cottage is all on one level with standard door widths.

Torr

The front door is accessible via 5 steps from the car park. The 2 patio doors (1.2m wide) are accessed by a 15cm  step from the level paved patio which can also be reached across a level lawned area leading from the car park via a slightly sloping paved path.

Internally, the cottage is all on one level with standard door widths.

 

Crazy Well

The front door is accessible via 3 steps from the cobbled and paved courtyard which is level. On the ground floor there is an open plan living area and level access to the ground floor single bedroom and en-suite shower room.

The other 2 bedrooms and bathroom are on the first floor.

 

Rookery

Rookery has its’ own parking area situated approx 10m from the entrance giving level access over gravel to the lower floor. The entrance to the upper level is via a 5 barred gate and across cobbles and loose gravel on a slight slope. There is a paved ramp to the main entrance at the upper level and one threshold step of approx 10cm height to enter the kitchen / dining room through a standard door entry.

The main living area and kitchen is on one level. The master bedroom is off the sitting room on one level and has an en-suite shower room with raised shower tray & folding shower door.

There is a staircase with standard steps leading to the lower floor.

There are 3 further bedrooms and bathrooms are on the lower floor. There is a ground floor cloakroom & combined utility room with washing machine & tumble drier.

Access to the decked terrace and paved terrace is level from the kitchen / dining room over small (10cm) thresholds. There is level access from the lower floor to the lawned garden.
